DHCC’s $354M Expansion Aims to Attract Global Healthcare Investment

Dubai Healthcare City Authority (DHCA), which oversees Dubai Healthcare City (DHCC), has announced a $354 million (AED 1.3 billion) development plan for DHCC Phase 1. The plan is aimed at making the city a leading destination for global healthcare investment.

The initial stage will encompass a LEED-certified platinum office structure, an intentionally designed medical facility, and infrastructure to establish a contemporary and sustainable healthcare facility.

P&T Architects and Engineers Ltd. designed the office building, which has three basement levels, with nine tower levels of 13,000 square meters. It will consist of an amalgamation of office and ground-floor commercial area and will be the first LEED platinum certified office in DHCC.

In addition, the purpose-built medical complex, developed by Dubai-based Design and Architecture Bureau (DAR), will cover 5,800 square meters with two basement levels and five floors. The facility will include surgical centers, laboratories, diagnostic and outpatient areas, medical offices, and other healthcare services. Its design and smart layouts, along with integrated parking, will allow flexibility to meet the changing needs of healthcare providers and patients.

To make access easier, DHCA will also build multi-story car parks with electric vehicle charging stations, Salik-integrated smart parking, and full accessibility features. These improvements aim to provide a smooth and convenient experience for visitors and staff.

Allae Almanini, Chief Operating Officer at DHCA, said, “Our priority is to provide infrastructure that supports growth and gives confidence to healthcare providers and investors. These projects will improve accessibility, sustainability, and efficiency, keeping DHCC an attractive destination for healthcare investment.”

Construction will start in December 2025, and it is projected to finish by November 2027. The project will boost Dubai’s healthcare sector, attract international investment, and support long-term growth.
